Because I work with many investors and home-buyers looking at all types of properties from houses to condos, townhomes to multi-family, I stay consistantly up-to-date with what is on the market and which banks are more or less negotiable.  Each bank is different with what they require with offers, what they are willing to do with various terms like seller paid closing costs or repairs, and what documentation they need to see to begin the process.  I'm a registered online bidding agent for HUD and for other online auction asset disposition sites - all of which require the buyers agent to be pre-registered.

Only a couple dozen listing agents work with most of the foreclosure listings in the Charlotte region.  By working with those agents frequently as the buyers agent I know their nuances and how to better negotiate with them.
