This is especially true in the case of foreclosure properties in the Charlotte market - there are various aspects of a transaction that can be stacked in, or out, of the buyers favor from Due Diligence and Inspection periods, refundable deposits, paid closing costs by the seller / bank, and the actual sales price itself.

That property is assigned to a listing agency and listing broker. That broker works on behalf of the bank who holds the foreclosure. The seller offers a commission TO THE LISTING FIRM. That commission, in many cases, is 6% of the final sales price. If a buyer makes the purchase with no agent working on their behalf (a buyers agent) than the listing firm keeps 100% of the commission offer.
If a buyer does decide to use a buyers agent then the listing firm shares the commission paid by the seller with the buyers agent 50% and 50%.
Many believe that if they don't use an agent of their own that the seller won't have to pay part of the commission thereby saving the buyer in the overall price - that just isn't the case in virtually all instances - the listing firm just gets to retain the full commission, all the while working solely on the seller's behalf.
