No neighborhoods I am aware of in Charlotte have been completely unaffected by the housing crash and failed economy of the past couple of years. Foreclosures, short sales, and other distress sale situations have been widespread throughout Charlotte including in our very popular center city and Uptown districts. Below are stats & some of the great deals that have sold in 2010 and a brief discription of each neighborhood where they can be found. Myers Park, Dilworth, Elizabeth, NoDa, Wilmore, Southend, Wesley Heights and the various wards inside the Uptown loop. In addition to the raw numbers, I've included examples of home or condos that I consider excellent deals. As a buyers agent and Realtor who strives to find great properties and great prices for my clients, these neighborhoods are just some of the areas I watch on a daily basis. The I-277 and I-77 loop creates the area defined as "Uptown Charlotte". The district is divided into Wards - 1st, 2nd, 3rd, and 4th Ward. Tryon Street and Trade Street create the dividing lines. This market contains condos as the primary residential housing.

31 Condos ranging from $70,000 - $246,000
Historic Dilworth is located just south of Uptown across 277 and between Myers Park and Southend. Dilworth has a mix of classic bungalows, larger estate homes, and townhomes and condos and is also home to two of Charlotte's most beautiful parks: Freedom Park and Latta Park.

Southend or South End is the corridor that connects to Uptown Charlotte and runs approximately 4 miles south between Dilworth and Wilmore. The district runs along South Boulevard and the LYNX light-rail line. Condos and townhomes are the primary housing type found in Southend.
4 foreclosure condos sold in Southend in 2010 ranging from $129,000 to $232,000
Wilmore is located just across South Boulevard from its' sister neighborhood Dilworth. Both were started around the same time and both have classic bungalow homes. Wilmore has far fewer larger homes other than new construction over the past few years. Wilmore is also priced far lower than Dilworth yet has the same proximity to Uptown Charlotte and shopping, dining, and entertainment.

Wesley Heights is another historic district / neighborhood located just outside Uptown Charlotte. Wesley Heights is located between Morehead Street and Biddleville just west of uptown. It is also a craftsman neighborhood built started in the early 1900's with a great mix of bungalows and traditional quad apartments.

Chantilly is a neighborhood just east of Uptown and nestled between Elizabeth and Midwood. Most homes were built in the 1940's though many of the smaller homes were torn down or added to in recent years to creat far larger homes.

Also known as Plaza-Midwood, this historic district was another of Charlotte's "streetcar neighborhoods" and wide medians down The Plaza were actually the street car tracks. This neighborhood is actually a collection of smaller develoments that were platted and built between 1900 and the 1950's. There is a large mix of homes including style, lot size, and square footage.

The NoDa neighborhood was originally known as North Charlotte - a small town just outside (2 miles) from what was Charlotte and is now just Uptown Charlotte. The name evolved to North Davidson for the name of it's main street and now shortened to NoDa. Originally the mill villages for three huge textile mills (Highland Mill and Johnson Mill and Mecklenburg Mill). Artists and creative folks moved in over the past couple decades and lots of great shops, restaurants, and galleries now line the main street.

Long one of Charlotte's "prime addresses" Myers Park is located in South Charlotte just 1 mile from Uptown. Myers Park is known for its rolling hills, winding streets with large medians (also originally streetcar tracks) and massive oaks which create an amazing canopy. Myers Park has a mix of smaller bungalow and ranch style homes as well as grand estates and mansions.
